The lease runs for two years at the least. Everyone over eighteen who lives in the home must be named on the lease and must pass the community background check. Homes are park models built to the recreational-vehicle standard and no larger than four hundred square feet. A home bought from another dealer may be brought in, but it carries a twenty thousand dollar surcharge payable in full beforehand, and its appearance must be approved. Two pets to a home; cats indoors, and no dog of a breed the community counts as aggressive.

Reserving a site costs $2,500 up front, of which $1,500 is the reservation and $1,000 comes off the price of the home; it can be refunded within the first fifty-nine days and not after. A home bought from another dealer carries a $20,000 surcharge, payable in full before the home is moved in.
